Sleepy Dreams Teepees User Agreement, Terms and Conditions 

By booking a party online, by phone or by email, Client agrees to the terms and conditions set forth in this rental agreement. A signed terms and conditions agreement and booking form will be required at the time of booking a party, at which time the Client will then be invoiced to confirm the booking date and theme. 




ABSOLUTELY NO PETS OR ANIMALS OF ANY KIND ALLOWED IN OR AROUND THE PARTY AREA OR INSIDE/OUTSIDE THE BELL TENT AT ANY TIME DURING THE PARTY, DURING SETUP OR TAKE DOWN. WE WILL NOT SET UP THE PARTY IF ANIMALS ARE PRESENT IN THE PARTY AREA.  *Any evidence of animals in or around the party area (i.e. pet hair on fabrics/pillows/teepees, prints, pet waste/urine on the items, etc. will result in an automatic forfeiture of your security damage deposit. No exceptions!


Client is responsible for the security of all party rental equipment at all times for the duration of the rental period. Any lost, broken, damaged, destroyed or graffitied equipment and/or property belonging to Sleepy Dreams Teepees (other than normal wear and tear) will be charged in full replacement value to the Client. Should any damages or lost items occur, costs will be assessed and deducted from the security damage deposit. Any extras costs beyond the security damage deposit will then be billed to the Client. (e.g., no nail polish, markers, food or drink other than clear liquids and light snacks (popcorn, pretzels) inside teepees and/or around the sleepover area). The use of sharp objects in the teepee sleepover area that could result in the puncture of the air mattresses is strictly prohibited. Do not jump on the air mattresses. Do not sit or stand on the tray tables. Pets and smoking are not permitted in or directly around the teepee setup area. All parties MUST be set up in a smoke-free environment. We reserve the right to charge a $100 cleaning fee as well as the surrender of your deposit if the teepees or party accessories are soiled with the smell of smoke. 

*Damages include: breakage to the teepee frames/components, fairy/string lights, tray tables, tangled fairy/string lights, tangled or torn flags, banners, buntings, tassels, flower garlands etc., holes, rips, or stains in the teepee fabric, air mattress, bedding, blankets, décor pillows, stuffed animals, rugs, broken/missing pieces of cinema light boxes, broken table lights/lanterns, nail polish stains or any extra cleaning needed due to staining. We reserve the right to decide what is considered damaged/stained.  


Always supervise children in and around rental equipment. Sleepy Dreams Teepees rental equipment is not recommended for children younger than 5 years old.  


Set up/take down/packing is the sole responsibility of Sleepy Dreams Teepees to ensure your safety & that no damage occurs.  Please DO NOT take down the equipment.


A fully refundable $150 (teepees)/ $300 (bell tents) security damage deposit is due at the time of booking to secure your party event date and theme. If not received within 24 hours of your booking, your date and theme will be released. This deposit will be held until after the event is over and all rental items have been picked up and inspected. We will do a walk through with the Client at pick up for inspection of items for any loss or damage as noted above. The deposit will be returned in part or full dependent upon whether any damages or loss occurred. Any damages or loss with a cost that exceeds the $150/$300 deposit amount will then be immediately billed to the Client and MUST be paid within 24 hours. 



If you cancel within 14 days or less of your party date, regardless of circumstance, your security deposit will be forfeited.  


If you need to reschedule for any reason, we will gladly offer you the next date available.  


You have within 7 days of your event date to change or alter the number of teepees needed. However, if you wish to decrease the number of teepees you need, the original booking price will still stand and there will be no refunds. 


Sleepy Dreams Teepees reserves the right to cancel any party booking at any time, for any reason. However, we will provide notice as soon as possible. In the event of our cancelation, a refund will be given within 30 days, in the amount of what the Client has already paid. Sleepy Dreams Teepees will not be held liable to pay any compensation to any party or person including the Client for any expenses, loss or damages resulting from our cancelation, be it direct or indirect.  



Any outstanding balances still owed will be due no later than 7 days prior to your party event date. The remaining balance will be contingent upon the final teepee count and any add-ons. 



©Sleepy Dreams Teepees assumes no responsibility or liability for any claim for personal injury, death, accidents, loss or damage to the property. Insurance is the Client’s responsibility during the rental period. In the event of damage or loss of Sleepy Dreams Teepees inventory and/or damage or loss to the party’s location, the financial responsibility lies entirely on the client. ©Sleepy Dreams Teepees is not responsible for allergic reactions or any other medical reaction stemming from the rental equipment, menu, fabrics, or any activity taking place before, during, and/or after the party. In the case of liability and/or financial remuneration due to the aforementioned, the responsibility lies strictly with the client. ©Sleepy Dreams Teepees has the final decision relating to these Terms and Conditions.   


We are happy to execute your event at the location of your choosing. However, please be advised that you are responsible for all fees associated with a different location. (e.g., a hotel or clubhouse) Should the venue you choose happen to deny us access, your payment will be forfeited except for your deposit, which will be returned. 


Delivery is included within 25 miles from zip code 79109. When available, 25-50 miles is a $50 charge and 51-75 miles is a $100 charge.  

You will receive a 2-hour window arrival time on the day of your event with delivery times being from 8am to 3pm on the day of your event.  You are responsible to be present for the delivery, acceptance and/or setup of your rental items.  If you, the Client arrange to have the rental items delivered/picked up without the Client being present or a responsible party present, or delivered to an unattended premise or location you, the Client are responsible for any damages or losses that may occur to the property belonging to ©Sleepy Dreams Teepees.  


Every ©Sleepy Dreams Teepees party event is unique. We frequently update our theme designs to keep them fresh and new. While we always strive to create a beautiful event, some details may vary from images shown on our website. Exact décor and items used are subject to change based on product availability. Any considerable changes will be disclosed to you in advance of your event. 


Set up time usually takes between 1 to 2 hours (for teepees) 2 hours minimum for bell tents but could take more or less time depending on the number of teepee setups and number of extras added.  

We do ask that no children, guests or pets are in the party area during set up to ensure a timely set up and to avoid delays.  


*WE DO NOT MOVE FURNITURE! Please make sure that the party area is cleared completely of all furniture items and that all floors are clean from dirt and dust BEFORE we arrive. This will ensure a timely set up and help avoid delays. 


*Each teepee setup is approximately 5 feet wide and 6 feet long. Please ensure your space can accommodate for each teepee setup including walkways, room to walk around, and to allow for safe sleeping.  



The day after the party, we will arrive at a previously agreed upon time to take down and collect our rental equipment.  

SATURDAY COLLECTIONS will typically be between 8am and noon. 

SUNDAY COLLECTIONS will begin after 12pm.  


We will perform a walk through with the Client at time of pickup to inspect items for any damages and/or stains or losses.  


* please allow Sleepy Dreams Teepees to disassemble and pack all rental items. This will ensure the safety of the Client and prevent any damages.  


Only light snacks may be eaten inside teepees and on beds, linens, and rugs. (e.g., popcorn, pretzels) We ask that all beverages should be light-colored or clear. While we understand accidents can happen, you may be held responsible for any damage to any of the rentals. Any food or pet stains on the teepees or party rentals will incur a $100 cleaning fee and the loss of your security damage deposit. 


Please NO SLIME in the party area! It stains/ruins the bedding and teepees which will result in partial forfeiture of your security damage deposit.




  • Water sprinklers MUST be turned OFF 24 hours prior to party set up time & must remain off until the party has been picked up 
  • For proper tent staking we require at minimum 22-24 feet of flat, dry, cleared, grassy area (dirt is ok, but grass is preferred. Free of mud & rocks. We will NOT set up on concrete or wood surfaces)
  • Weather - We will NOT set up (or take down) when raining, storming (lightening/thunder) or in high winds. We also don't recommend glamping in such weather either! A little summer rain shower is fine though! During booking we will discuss an inclement weather plan for your event which may be a raincheck date or alternate set up indoors or under covered area. We will watch the weather carefully the week of the party and communicate any concerns in advance.
  • Guests are to remove shoes BEFORE entering the tent. Treat it like your home!
  • Take down - we will coordinate with you on a time that works best to take down. Be sure tent is clear of any personal belongings, food/beverages, garbage, confetti, etc. before our arrival.
  • Guests need to bring their own sleeping pillow for hygiene reasons. The decor pillows ARE NOT for sleeping on.
  • The tent is waterproof as long as all windows and doors are zipped closed.
  • We provide lighting! Lights around the tent need a power source & extension cord depending on location. We also provide battery-operated lighting for inside the tent.

In order to secure the date, time, & theme you have reserved: 

 1. Please sign, date & return this agreement  

 2. Reply to the emailed/texted invoice to pay the $150.00/$300.00 (bell tent) refundable security damage  

  deposit with a credit card. 


Once the deposit & signed terms & conditions agreement have been received, you will be sent an event invoice with your event details & final payment due date (no later than 7 days prior to party date).
